Fredericksburg Texas Land and Ranch Prices are on the rise

Everyone knows that the Fredericksburg Texas housing market has been hot but a lot of folks have been asking me what about ranch and land sales in Gillespie County. Fact is raw land sales had been slower to recover from the 2008 -09 dip than the Fredericksburg TX home market. If you’ve tried to sell your ranch or raw land tract in Gillespie County in the last few years, you probably know this already. Even though raw land and ranch prices did not see a huge decline during this period, the overall price per acre in Gillespie County did see a decrease in the price per acre from the previous years highs. I think this is largely due to a lot of inventory of land and rural subdivision tracks which built up during the slower times when folks were nervous about springing for that new rural property. However since 2012 we have seen a steady increase in prices and the first half 2017 is really starting out with a bang as it relates to land and ranch sales!
By 2012 the Fredericksburg Texas Housing market had already seen a significant recovery from the lows of the previous years but the raw land and ranch market did not find its low point in the overall price per acre in the County until 2012. The chart above show the average price per acre for all land sales in Gillespie County for the past 5 years.
Real Estate in Fredericksburg TX
The chart above shows the average price per acre for all land sales, that includes sales from 1 acre to 1000 acres. However the smaller the track size generally equals more money per acre which can really be seen in the next chart showing land sales for 1 to 5 acres in Gillespie County.
Fortunately the uptick in ranch sales has been seen in virtually every category of the raw land real estate market in Fredericksburg and Gillespie County. this can be seen when you go to the other end of the spectrum and look at land sales 250+ acres over the last five years. Again 2012 was the real low point in the 250+ acre raw land market.

I didn’t realize that ranch prices can be very competitive and are a hot commodity in some places around the country. It’s good to know, though, that while prices of ranches have risen recently, there are still many people interested in purchasing one because of the benefits and advantages it provides especially if you intend to grow some crops and breed farm animals. I’m actually planning to purchase a ranch myself, and I will definitely shop around for one that fits right into my budget. Thanks.
