Austin Texas looks like it may be the hottest Real Estate Market in the country!
The Austin Texas market is on fire and the Fredericksburg Texas Hill country real estate market is equally hot. In fact 2015 is proving to be a record year for real estate in Gillespie County with the total dollars sold for the first three quarters showing a 27.2% increase over the previous record year. The total number of properties sold is also up by just over 10%.
In Austin the average home for sale only last seven days on the market. So often times buyers come into Fredericksburg with the belief that if the property has been for sale more than 30 to 60 days there must be something wrong with the house. This is a misconception that is easily rectified with a little statistical information. In 2015 the average days on market for a home in Fredericksburg is 138 days. This may seem like a long time to someone coming from a market such as Austin’s , but things just moved a little slower in the Hill country. Looking back at 10 years of data including the last really hot spell of 2006 and 2007 the average days on market has consistently been around 149 days.
The bad news if you’re selling house is that you may have to be a little patient but not to worry, currently sellers are getting 97.56% of asking price in 2015. And if your buyer this just means you have a little more time to decide on that perfect Hill country property.
