The first three quarters of 2015 has seen unprecedented growth and appreciation in the housing market within the Fredericksburg Texas city limits. In the first nine months of 2015 the average home price is $304,530. That is a 17.1% increase over the previous high of $256,810! That puts the average price per foot of a home at $167.85! And so far this year people have gotten 97.5% of their asking price when selling a home in Fredericksburg. Most indicators are showing that the strong appreciation will continue for the next 6 to 12 months which has both good and bad aspects. If you’re already a homeowner and are thinking you may sell next year the continued strong appreciation may sound great. However if you’re someone looking to buy, the Fredericksburg housing market is a already fairly expensive and in my view cannot sustain 17% appreciation for too long without becoming completely unaffordable for many.
