Small ranch land tracts, known as ranchettes, seems to be a hot commodity in Fredericksburg TX and Gillespie County.
11 to 25 acre land tracts are at an all-time high! Folks are always looking for their little slice of the hill country. Overall sales of ranches and land in Gillespie County is continuing to remain fairly strong in 2016. But this year it seems 11 to 25 acres is the sweet spot in the raw land, ranch tracts. This segment of the acreage market that is showing the most growth so far this year. With the average price per acre jumping to an all-time high of $17,309 per acre for the first half of 2016. In 2015 there were a record 37 properties in the segment that sold. For 2016 there has a ready been 24 sales in this segment and that’s just halfway through the year! So if you’re looking to buy small acreage ranch and be prepared to pay for the premium properties that are out there. And if you’re thinking of selling a piece of acreage now might be the time to cash in 🙂
